Two peers have proposed amending the Renters’ Rights Bill so it limits how much landlords can hike rents on their tenants. Baroness Janke, a Liberal Democrat Peer, tabled an amendment which would limit rent rises to the Bank of England Base Rate, with support from Baroness Jones of the Greens. Meanwhile Lord Best, a crossbench Peer and former chief executive of the Joseph Rowntree Foundation, has tabled an amendment to limit rent rises to Consumer Price Inflation or wage growth, whatever is lower. This would allow landlords to reset the rent to the market rate every four years, making it…
22 April 2025 In 2023, Bill Gates wrote: “The Age of AI has begun… Artificial intelligence is as revolutionary as mobile phones and the internet.” Today we’re hurtling through the AI era at lightspeed, with headlines promising immeasurable impact – from managing your home life to enhancing how you walk with smart shoes. Even the UK government is promising to “turbocharge AI” with the AI Opportunities Action Plan. But let’s get down to the bottom line – your bottom line. Can AI help you get paid faster? And if not AI, what tools can? We picked a few of the…

Injecting Domain Expertise Into Your AI System
When starting their AI initiatives, many companies are trapped in silos and treat AI as a purely technical enterprise, sidelining domain experts or involving them too late. They end up with generic AI applications that miss industry nuances, produce poor recommendations, and quickly become unpopular with users. By contrast, AI systems that deeply understand industry-specific processes, constraints, and decision logic have the following benefits: Increased efficiency — The more domain knowledge AI incorporates, the less manual effort is required from human experts. Improved adoption — Experts disengage from AI systems that feel too generic. AI must speak their language and align with…
DONALD TRUMP can rarely resist the urge to engage in name-calling. Typically his barbs are more juvenile than consequential. But his designation of Jerome Powell, chair of the Federal Reserve, as “Mr Too Late, a major loser” is no mere insult. It might be the harbinger of an assault on the central bank, and it is one more reason to worry about the American economy. When markets opened on April 21st, after a long Easter weekend, American stocks, Treasury bonds and the dollar all sharply declined—another example of the “sell America” trade. Source link

The average two-year fixed mortgage rate with a 40% deposit (60% LTV) is now cheaper than the five-year fixed equivalent, the first time this has happened since the mini-Budget, Rightmove analysis shows. Two-year fixed 60% LTV mortgages now have a typical rate of 4.18%, against 4.19% for a five-year fixed. Matt Smith, Rightmove’s mortgage expert, said: “For those with the largest deposits, a typical two-year fixed rate mortgage is now lower than the equivalent five-year, the first time we’ve seen this since the mini-Budget. “This reflects the growing trend that it’s becoming cheaper for lenders to price shorter-term rather than…

Global Stock Markets Crash After Donald Trump’s Tariffs | Vantage with Palki Sharma | N18G US President Donald Trump’s new tariff regime has rattled global markets, wiping out trillions in investor wealth. The International Monetary Fund, World Trade Organization and major banks like JPMorgan have all raised alarm. As retaliatory tariffs emerge and uncertainty grows, markets are in turmoil. Investors are bracing for long-term fallout. The trade war Trump…
The early history of large languages models (LLMs) was dominated by OpenAI and, to a lesser extent, Meta. OpenAI’s early GPT models established the frontier of LLM performance, while Meta carved out a healthy niche with open-weight models that delivered strong performance. Open-weight models have publicly accessible code that anyone can use, modify, and deploy freely. That left some tech giants, including Google, behind the curve. The breakthrough research paper on the transformer architecture that underpins large language models came from Google in 2017, yet the company is often remembered more for its botched launch of Bard in 2023 than for…
